Denver Market

As expected, activity across the Denver real estate market picked up post-holidays. In January, new listings, pending sales, and closed transactions all increased compared to December, as well as year-over-year. Still, it’s taking longer to sell and inventory remains high.

The Denver real estate market continued to warm up in February despite the chilly weather. New listings and pending sales of detached homes increased month-over-month and year-over-year. However, closed sales decreased by 16.2% compared to 2024, and the number of active listings at the end of the month continued to climb.

While mortgage rates, and perhaps the country’s political and economic uncertainty, may be causing buyer activity to slow, sellers seem to be returning to the market. Many are even shedding their “golden handcuffs” — being locked into their current homes because they secured rock-bottom rates during the Covid pandemic.

If you’re in the market to buy or sell a home along the Front Range, you may have seen the news that conditions have improved slightly in recent months due to the Federal Reserve reducing the federal fund rate. And experts agree that incremental cuts are likely to continue in 2025. 

Now, while mortgage rates don’t directly follow the federal rate, they typically trend up or down based on moves the Fed makes. And that certainly occurred after the Fed’s first rate reduction in September. However, in the following weeks, mortgage rates began to climb again.
